How do I set my prices (whole property or per guest, seasons, discounts)?
On CasaGiga you are not limited to a single price. In your listing editor, **Pricing** tab, the first question is: **how do you set your price?**
- **Price for the whole property**: one rate for the property, whatever the group size. You can add a number of **included guests** and an **extra guest fee** beyond it (e.g. €600 up to 15 guests, then €40 per additional guest).
- **Price per guest**: you enter a single figure — your rate per guest per night — and we multiply it by the group size. It's the usual model for group houses, and few platforms support it.
In both cases you then set:
- **Minimum nights** and minimum booking notice.
- A distinct **weekend price** (Friday/Saturday).
- **Pricing periods**: as many seasons as you like (high/low season, holidays, Christmas…), each with its own dates, price and minimum nights. In "per guest" mode, a period's price is also understood per guest.
- **Discounts**: long stay (e.g. −10% from 7 nights), early bird, last minute — all year or on a specific period.
- **Extras**: cleaning, linen, etc. (mandatory or optional).
- **Tourist tax** and **security deposit**.
**What travellers see:** your listing always shows a price **per guest per night** — the figure that speaks loudest on a group stay, and the one that converts best. As soon as they enter their dates and group size, they see the exact all-in total. A live preview sits under the price field — in the Listing tab as well as the Pricing tab — showing you exactly what they'll see. It turns red when the per-guest rate becomes abnormally low: almost always the sign that a per-guest or per-room rate was entered in the field that expects the whole-property price.
You receive 100% of the price you set: the 15% service fee is added **on top**, on the traveller's side. You can change your rates at any time; new prices apply to future bookings.
Note: we sync your **availability** via iCal (to prevent double bookings), but **not your prices** — there is no connection that pulls rates from a channel manager. You keep full control of your prices directly on CasaGiga.
