Set on three hectares of open countryside in the Aude, Occitanie, this converted farmhouse stretches along the Canal du Midi, within easy reach of Toulouse and Montpellier. With capacity for up to 38 guests across 13 spacious bedrooms — some on the ground floor for accessibility — and a flexible mix of single and double beds, it's built for large groups who value both privacy and togetherness. Eight bathrooms and eight separate WCs mean no queues, whatever the occasion. The 110 m² multipurpose reception hall is where celebrations truly come to life: built-in sound system, mood lighting, a dance floor, and seating for 40. Equally suited to corporate seminars, family reunions, birthday parties, or hen and stag weekends. Indoor music and dancing are fully welcomed; outdoor amplified music and external DJs are not permitted. Outside, the private heated pool — 100 m², 14 × 7 m, maintained at around 27 °C from May to September — anchors a leisure area complete with a pool house, sun loungers, and an outdoor shower. Three pétanque courts, table tennis, baby-foot, a volleyball net, and a football cage keep guests entertained between dips.
