Agriturismo La Vallata

About
Between the rolling hills of Umbria and the centuries-old olive trees lining the road to Assisi, Agriturismo La Vallata stands as one of those places you don't stumble upon by chance. Nestled in Fratticiola Selvatica, a quiet hamlet in the province of Perugia, this guesthouse cultivates a rare philosophy: one of authenticity, of living things, of connection.
No superfluous gilding here, no flat screens posing as décor. Instead, lush vegetation spills around the pool, climbing plants wind their way up ancient stone walls, and two dogs greet arriving guests with a disarming sincerity. Tim and Loredana, the hosts, embody this Umbrian warmth without affectation — attentive, funny, caring, they know when to offer a recommendation and when to let the silence do its work.
The private apartments provide all the comfort needed to truly unwind: bright rooms, a fully equipped kitchen for self-catering stays, and a terrace from which the Tuscan-Umbrian landscape unfolds as far as the eye can see. The pool, surrounded by dense greenery, naturally becomes the heart of the day — reading by the water, napping under the trees, aperitifs that stretch on until sunset.
La vallata — the valley — gives the estate its name and speaks volumes about the spirit of the place: a hollow of preserved nature, just a few kilometers from Perugia and along the pilgrim route to Assisi on foot. Hikers stop here for a night and leave the next morning refreshed; families set down their bags for a full week and never once grow bored.
What guests carry away with them when they leave is rarely what they expected. Not so much a monument or a postcard image, but something more diffuse: the smell of morning among the olive trees, a conversation with Tim over a glass of Sagrantino, the feeling of having slowed down to just the right pace. La Vallata doesn't promise the spectacular — it offers something better: the essential.

My partner, Fabio, and I stayed one night at the agriturismo during our walk to Assisi. Tim and Loredana immediately proved to be very welcoming, helpful, and friendly, providing us with a private apartment, clean and equipped with everything we needed to rest after the long hike. The agriturismo is surrounded by greenery and tranquility, ideal for enjoying the wonders of Umbria! Tim and Loredana delighted us with an excellent dinner and a hearty breakfast featuring noteworthy homemade bread! A truly recommended place! We'll definitely be back!

Dear Tim and Loredana, What an unforgettable holiday we had with you last September. The beautiful location, the charming apartment, your warm hospitality, the humor and helpfulness... and then those fantastic dinners and the delicious breakfast. It truly exceeded all our expectations. We almost felt like writing a negative review, just to keep this place to ourselves. Because imagine if everyone discovered how special it is with you... Our dream holiday in Umbria, we'd rather keep that a secret. Anyway, let's be honest: you deserve all the praise. So here it is, and hopefully, see you very soon! Kind regards, Coby and Karen

Fabulous place!!! Tim and Loredana welcome you like family, and after a chat and a good glass of red wine, you'll never want to leave. The place is breathtaking, nestled in the green and pristine Umbrian hills. All accompanied by their excellent olive oil, rated 10 out of 10. See you soon, Tim and Lori, you're fantastic. 💯

We had a fantastic holiday as two Dutch people among a group of Flemish people who certainly didn't clash, but rather sat together as a close-knit, friendly group, sharing experiences in the morning at Tim's fantastic breakfast and in the evening at Loredana's delicious dinner, cooked by them. Hats off, and definitely worth repeating. Best, Ton and Ingrid.
